Let’s take a three-bed property in Maple Woods (be sure to take a virtual tour here) as an example of how you can avail of both schemes together. 

The home purchase price is €310,000 and first-time buyers are required to have a deposit of at least 10% (€31,000) of the property value.

With the Help to Buy scheme, you can get a maximum of €30,000 towards your deposit, meaning the remaining deposit needed is €1,000.

Under the current central bank rules, mortgages can account for up to four times the salary of applicant(s). The First Home scheme can bridge any difference between the deposit and mortgage to the value of 20% when used in conjunction with the Help to Buy scheme.

For example, a single/combined applicant’s salary of €65,000 gives you a max mortgage of €260,000 from the required amount of €279,000 from the above example. The difference of €19,000 can be bridged using the First Home Scheme.
